Booking Terms & Conditions
Non Refundable Rate
100% of the total charges are due at the time of booking and are non-refundable. Payment can be made via Visa, MasterCard, American Express, Diners Club, or Discover. We will send confirmation of your reservation upon receipt of payment.
Best Available Rate
Cancel up to seven (7) days before check in for a 100% refund. Cancel within 24 hours of check in and reschedule your stay. See further details below.
- Cancellations within 24 hours of 4pm check in time and no-shows are non-refundable and not able to be rescheduled.
- Change dates based on availability. Guests are responsible for a higher rate of new dates if applicable). Reservation may be rescheduled only once.
Group Bookings
Group bookings are subject to terms outlined in the group contract. In the event of conflict between these booking conditions and a group bookings contract, the group bookings contract provisions shall prevail. Please direct any questions regarding group bookings through our Groups Contact Form.
Deposit & Payment Policy
Your room night charges plus any taxes and fees for your full reservation will be charged to your credit card 14 days before the anticipated check-in date. For reservations made fourteen 14 days or fewer from the anticipated check-in date, payment in full is required at the time of booking.
Travel Insurance
We strongly advise you to obtain travel insurance to protect your investment against the financial consequences of unforeseen circumstances that may compel you to cancel or alter your trip.
Bookings made on any OTA (Airbnb, Expedia, Booking, VRBO, TripAdvisor, etc) are subject to the policy on that site.
Guests are required to inform us immediately of any issues or concerns you may have during your stay via email or our in house text messaging. We always do our best to address and/or correct any issues that may arise. We will under no circumstances issue a refund for an issue brought to our attention at the end of your stay or after checkout.
Inclement Weather Policy
Guests shall be permitted to cancel for a “named” hurricane or storm that occurs within 3 days of the guests stay. Otherwise, cancellations for inclement weather or storms will not be allowed. Guests are encouraged to purchase trip protection insurance so that they have the option to cancel for inclement weather, or any other personal reasons.
Check-In & Check-Out Times
Check-in begins at 4:00 pm. Check-out is at 11:00 am.
Resort Fee
A one-time resort fee of $95 will be charged to each reservation, which includes the cleaning of the cabin and hot tubs and use of the property amenities, including the sauna and free firewood.
Incidentals
Upon your departure, any room incidental charges will be appropriately billed to your credit card.
Smoking
Asheville River Cabins is a 100% smoke, vape, and flame-free property. A $350 cleaning surcharge will be imposed on any room where guests have burned candles/incense, smoked (including e-cigarettes or cigars), or vaped on balconies/patios, or anywhere on property.
Campfire & Wood
Campfires must be kept small and contained within the provided fire ring. Campfires must be put out completely by 10:00 pm quiet time. Free firewood is included in your stay and can be picked up at designated locations around the property. Please do not bring your own firewood onto the property, only use the provided firewood. Please burn responsibly, our team cuts and places all firewood for your enjoyment, but please don’t build an oversized fire — it’s a waste of wood and puts the entire property at risk. Charcoal is available for purchase and delivery between 10 am and 4 pm.
Hot Tubs
Glass is never permitted inside your hot tub. Instead, outdoor glassware is provided. Children under the age of 18 must always be accompanied by an adult when using a hot tub, and pets are never permitted in hot tubs. We do not have any shared hot tubs, each one is designated to a specific cabin. Please rinse off before using your hot tub, as lotions and sunscreen clog the filters. For after hours hot tub troubleshooting, please reference the hot tub guide in the digital guestbook sent by text message.
Accessibility
At Asheville River Cabins, we are dedicated to providing exceptional service to all of our guests, including individuals with disabilities. We strive to ensure that all persons have access to the goods, services, privileges, advantages, and accommodations offered by our property and its website and endeavor for all of our guests and patrons with disabilities to have the ability to make informed decisions regarding their visits by providing sufficient information regarding the accessibility of our property. Additional Persons
Most of our units are priced for and accommodate four (4) guests, though some can
accommodate up to six (6) people. Extra guests (where they can be accommodated in rooms with extra beds or pull-outs) will be charged an additional fee of $50 per person per night, including children and infants.
Alternative Lodging
Asheville River Cabins provides specific accommodations for guests. Therefore, no alternative lodging such as pitched tents, easy ups, or pop-up shades are permitted anywhere on the property.
Children
Asheville River Cabins is happy to welcome well-behaved children and guests of all ages. While on property, children must always be accompanied by an adult. Please note, we expect guests of all ages to be respectful of their neighbors and the property while staying with us.
Good Neighbor Policy
Quiet hours at Asheville River Cabins are from 10:00 pm to 8:00 am. During this time (and at all times), please be courteous to the guests around you. Amplified music, sound, and other loud and/or obtrusive noise is not allowed at any time. Guests who choose to ignore this policy may be asked to leave and will not be issued a refund.
Pet Policy
We are happy to offer pet-friendly lodging for well-behaved owners and their dogs! Dogs are the only pets allowed, and we can only accommodate dogs under 60 lbs, with a maximum of 2 allowed per cabin. A pet fee will be charged at the time of booking, and verified at check-in.
Additional Dog Policy Details:
- Please add a note in the “Notes” section at checkout letting us know the quantity, size, and name(s) of your dog(s).
- You must bring your own towels to dry and clean your pet. There will be a charge for stained towels.
- While we love our pets, not all of our guests feel the same way. For this reason, pets are never permitted in interior public spaces.
- Dogs must be on a leash at all times while on the property.
- Pets must never be left in guest rooms alone.
- If unregistered dogs are discovered in rooms, or if a pet causes stains or damage to a pet-friendly guest room, a charge of $250.00 will be added to the guest’s credit card on file.
- Pets are never permitted inside any of our hot tubs.
- Asheville River Cabins is not responsible for, and will hold dog owners accountable for, any injury or damage caused by their dog(s)s
Housekeeping
Asheville River Cabins can offer full-service housekeeping of your room, upon request, for an additional $70 for a full cabin clean or $40 for changing out bed linens. If you desire full-service housekeeping, please let us know before your arrival, so that housekeeping can be scheduled.
Trailer Policy
If you would like to park a trailer during your stay, please contact us before booking to see if we are able to make arrangements.
Alcohol Policy
Guests must be 21 years of age or older to consume alcohol. As our common spaces are used by all guests, we ask everyone to drink responsibly and to be considerate of others.
Guests Responsibility
While accidents do happen, guests will be financially responsible for damages due to gross negligence.
